Description project Waterside

Building level

The level from which the heights and depths are measured is the top of the ground level which is about 10 cm above the highest point of the road.

Garden, paths and inner marina

These items will be designed by garden architect Mr. Karadi, as well as the decoration and plantation of the garden. A small impression of the design is available on request. Alteration of this design after construction is only possible after agreement of the architect and the board of house-owners. The laying on of cables, waterpipes etc., take place in advance. An automatic lawn-sprinkler will be installed. Furthermore garden furniture and lightning will be supplied in accordance with the architect. Maintenance of garden and roads will be arranged and financed by the association of owners.

Parking facilities

The parking is accommodated as carports, made of high quality materials. The carports are numbered an will be obstructed for other users.

Public service

Every apartment will be connected to the public supply of electricity, water and sewerage. Connections for cable television and telephone will be provided. Wireless internet will be available for the whole resort.

Foundation

Every building will be built on reinforced concrete foundationstakes. All the floors and foundation will be built of reinforced concrete. Thickness and reinforcement will be determined by the constructor of this project. The constructor is also responsible for every use of reinforced material applicable to this project.

Construction parts

Outer and inner walls are built with poroton bricks also according to the recommendations of the constructor and will meet every present demand of building. The outer walls will have a finishing of 80 mm high quality isolation material and decorated in a colour to be decided by the architect. Inner walls will be made of plaster building blocks of 70 and 90 mm. The walls which are built around the elevators will be built with sound protection blocks to prevent any inconvenience. Stairs will be prefabricated of reinforced concrete and with coated or aluminium fences. Design of the fences has not taken place yet, but we will maintain a very high quality of finishing and decoration.

Fronts and walls

The terrace floors will be finished with tiles which are weatherproof brand Gail or equivalent. The fences of the terraces will be made of aluminium with safety glass. Details and colours will be decided by the architect. Window frames will be made of synthetic material of Rehau or other brand of equal quality in the colour RAL 9001. Fastenings will be made of high quality material, safety proof. The window-frames will have a build in sunscreen system, colour to be decided, and HR ++ isolation glass. The sunscreens will be operated by a domotica system, present in every apartment. The main entrance can be entered with a credit card system where special features can be added too. The roof terraces can be reinforced on request so pools can be placed on the terrace. Information is available on request.

Roof

The roof will be finished with a synthetic material of Sarnafil or equal with a sink roofing of the brand Rheinzink or equal, with a warranty for 10 years. The roof will be yearly inspected by a qualified company.

Ventilation

Every apartment will have its own ventilation system with recycling capacity. Thermostats will be placed in the kitchen and bathroom. Control of the system can be done through remote control or with the domotica system. Conduit pipes will be hidden in the ceilings. There will be no flues available for fireplaces or stoves. Also there will be no possibility to install this. Only electric heaters are permitted and can be installed. Please contact Luga International about the possibilities and prices.

Elevator and entrance

The main entrance of each building can be entered through a operated credit card system by the owners. For visitors there is a intercom system. Outside the resort an camera system will be situated as well as the mailboxes. The main entrance of the building, staircases and elevator will be lightened through energy saving LED lightning operated through automatic switches. The elevator will be built by Schindler or of equal quality and meet the international standards of safety. A alarmsystem will be built in order to respond to any disorder or inconvenience. The measurements of the elevator will be based on use by 6 persons.

Finishing inside

Every client will receive a voucher for assistance of our interior architect for 4 hours. In accordance with our architect it is possible to make adjustments to the apartment. However moving the bathroom or kitchen is not possible, considering the construction of cables and pipes.

Heating

Every building will contain 15 apartments, For each building the warm water supply will take place through a Geowatt pump. This system is using the warmth of the earth to heat the water supply. This system is very economic in use and friendly to the environment . The heating and cooling system will be built in the walls and the floor. Maximum cooling capacity is 6 degrees lower than the temperature outside. Calculations are available on request.

Domotica system

Every apartment will have its own domotica system. With this system all kind of services can be achieved. Basis of this system will be a TFT touch screen with remote control so a futuristic world can be accomplished. In order to make you acquainted with the possibilities, we give you an enumeration:

- Sound & vision available in every room
- Remote control of the sunblinds
- Control of illumination
- Control of the camera system
- Control of curtains
- Order meals
- Order repair service
- Assistance in case of emergency
- Make a reservation in the restaurant or marina

Kitchen

The kitchen will be made according your request and wishes by a carpenter with the use of luxury materials. Every kitchen will contain the following electrical equipment:

- Espresso-machine
- Dishwasher
- Microwave
- Induction cooker
- Steam cooker
- Refrigerator
- Marble sink

Bathroom & Showercabins

The bathrooms will have a floor heating system. The illumination will be designed by our interior architect. The walls will be tiled with white tiles of 20 x 30 cm of Steinziegel finished with decoration tiles. Floortiles will by grey, measuring 20 x 20 cm. If applicable, toilets are decorated in the same way. Walls will be completely tiled. Other decoration is possible on request. All bathrooms will be supplied with first class sanitary of the brand Keramag or equal. Baths will be supplied with hydro massagesystem. Showers will be supllied with steambath and a bench. All bathrooms will have a high quality sound system.
